Marbella has over the years proved to be a very interesting property market for investors, as real estate values rise strongly over time and established areas become premium locations while new ones rise to prominence. Within this overall picture, Nueva Andalucía is an evergreen residential zone with particular investor appeal.

Though the first villas were built in Nueva Andalucía as far back as the 1960s, Marbella’s largest suburb covers an expansive valley criss-crossed by the meandering greenery of the three golf courses that have earned it the name of ‘Golf Valley’: Las Brisas, Los Naranjos and Aloha Golf. In fact, in many ways it’s at the heart of the Marbella area, but besides golf it also offers tennis clubs, gymnasiums, health and beauty centres, schools, shopping, dining, professional and medical services, banks, supermarkets and even nature at close call.

This demand for the area translated into strong demand for its properties, and this drives property values. Most in vogue are newly built modern villas with the latest styling, home technology and amenities, and this is where prices (including per m2) have risen most, from a level of €3500/m2 some ten years ago to €8000-€10,000/m2 today. And yet there is no bubble in sight, as the focus is on the mid to upper segment and building nowhere near the frenzied level of the 2000s. The market is, at least for the foreseeable future, highly sustainable.

 

 

Nueva Andalucía for refurbished homes

Modernised, upgraded and thoroughly renovated properties in Nueva Andalucía – primarily villas – are also highly sought after and represent an excellent investment for a variety of reasons. Firstly, if you buy an older property in a good location and have the time and ability to renovate it well, this will create a great deal of added value and therefore return on your investment, but most buyers in the market right now are looking for a home already renovated, and yes, these too form a good mid to long-term investment.

  • Older properties tend to have larger plots – many with frontline golf access to the course

  • You have the opportunity to blend the charm and noble materials, as well as unique features, of an existing villa with the modern style, comfort and technology of today
  • Older villas also have beautiful, mature gardens with tall trees and lush greenery
