The majority of these are luxurious contemporary villas, which occupy the remaining plots within well-established leafy areas. Nueva Andalucía is so sought after because it is spacious and peaceful, with a family feel, yet also close to beaches, Puerto Banús and Marbella town. In fact, in many ways it’s at the heart of the Marbella area, but besides golf it also offers tennis clubs, gymnasiums, health and beauty centres, schools, shopping, dining, professional and medical services, banks, supermarkets and even nature at close call.
This demand for the area translated into strong demand for its properties, and this drives property values. Most in vogue are newly built modern villas with the latest styling, home technology and amenities, and this is where prices (including per m2) have risen most, from a level of €3500/m2 some ten years ago to €8000-€10,000/m2 today. And yet there is no bubble in sight, as the focus is on the mid to upper segment and building nowhere near the frenzied level of the 2000s. The market is, at least for the foreseeable future, highly sustainable.
